Initial Search of Property and Parties
Judgment & Lien Search/Record Owner Search
Preliminary Title Search/Commitment - Even before a buyer has been found, we will search the property and provide a preliminary title report identifying any issues on title so that they can be resolved easily. This can be provided electronically or as hard copy.
Construction Escrow Payout for New Construction
Insured Escrow Closing Services
Title Commitment - Once a contract is signed by the seller and buyer, we can issue a title commitment.
Document Copies - We can provide to you and /or your client, copies of the recorded documents upon request.
Gap Search - Upon request, we can search the public records from the date of the commitment to the closing date to determine if any new matters affecting tile to the property have been recorded.
Closing Services - We can provide a closing at our office or we will send our representative to any other location agreed upon.
Witness Closing
Notarize Documents
Later Date Search - We will search the public records for matters affecting title through the date of recording the new owners deed and mortgage.
Final Title Policies - We will issue the final title policy to the new owner and to the lender after the deeds and mortgages are recorded.
